After- Hours Emergencies
Property Landlord Services is open 5 days a week: Monday through Friday from 8:00 A.M. to 4:00 P.M. All evenings and weekends are monitored through a 24/7 day a week call center, and internally the office is equipped with a state of the art phone system and protocols that quickly lets us analyze an emergency call and determine the best approach for your property. Emergency calls are handled immediately by contacting the appropriate personnel; there are additional backup personnel in the event an individual cannot be contacted.
Professional Marketing
Same-day marketing includes real estate sign and photos, and rental listing on various internet marketing sites. We aggressively market and list the property through all available means to limit vacancy periods and maximize rental income.
Internet sites include Trulia, Hot Pads, Zillow, Craigslist, Realtor & Rentals.com, and more.
Evaluate Prospective Renters
Nothing is more expensive to a property owner than placing an unqualified tenant who can neither pay the rent nor care for or maintain the property in which they are living on ensuring prospective tenants qualify.
Rigorous tenant screening and selection depends largely on rental history, credit score, employment history/income, any previous judgments, and criminal history.
Lease agreement and associated forms are thoroughly reviewed and discussed with tenant(s) to ensure compliance and understanding.
Management
Once a tenant occupies the property, we become the primary contact for any and all PLS related issues. Some of these management activities and responsibilities include the following:
- Online rent collection and receipt of any security and pet deposits
- Property inspections upon move-in, lease renewal, and scheduled move-out
- Prompt “notice to vacate”, breach of lease notifications, and eviction fillings

Maintenance and Repair Services
We are responsible for managing all aspects of routine and emergency work orders. Our no-hassle maintenance department allows us to provide cost-effective estimates, timely completion of work orders, and accessibility of paid invoices once the work is closed.
- Receipt of initial work orders and scheduled maintenance
- Transparent and timely communication through the lifecycle of the work order with our maintenance department, property owner, and tenant
- Facilitation and management of general repairs through home warranty companies like American Home Shield and Old Republic
- Notification and approval of work orders through an online owner portal
- Management of initial “make ready” and “repair” projects
Property Landlord Services has implemented a preferred vendor program. These highly trained contractors perform a significant volume of work orders, providing quality work at affordable prices.
Accounting Services
Our dedicated accounting staff manages each portfolio to ensure money coming in and out of the portfolio is tracked in a timely matter and reported monthly. Property owners may review financial statements through a convenient online owner portal.
- Property owners can collect rent online and issue disbursements the next day
